Our Inspections

We inspect all your homes major systems so that you get a complete picture of your property’s condition.


Our inspection includes all aspects of your home including:

  • Drone technology (depending on style of property)


A home inspection is valuable, but unless the experience is well-documented, its hard to remember all the important details. That’s why we provide a comprehensive written report to serve as your guide for as long as you own the property. 


Included in all inspections:

  • Thermal Imaging
  • Moisture Testing
  • Lifetime Technical Advice (via phone, text or email)
  • A One Time Free Call Back Service (usually used by the client to confirm suggested repairs have been done correctly),
  • A Full Emailed Report Complete with Pictures and Descriptors of all Findings.


A partial inspection is just that - we will inspect what the clients needs. A full inspection is from the foundation to the roof top and everything in between!"

Pre-Listing Inspection

With many homes going into bidding wars and competition, it becomes more important than ever to have a well-prepared house. A pre-listing Inspection can help sell your home faster and for more money while removing liability from your shoulders. A well prepared home inspection report will increase confidence in the sale and reduce last minute surprises and negotiations. 


Pre-Purchase Inspection

Buying a home can be stressful. Home inspections can provide you with peace of mind and give you the information to make your home buying process easier. Our thorough home inspection process covers all aspects of the home and our reports provide clients with an easy to understand list and what we found. We will also verbally explain the important items at the time of inspection and are always happy to answers questions during and after the home inspection process.


Indoor Quality Survey

Our indoor air quality survey services can provide you with detailed information on the composition, sources and levels of indoor pollutants. Common indoor air quality pollutants can be caused by inadequate ventilation, poorly managed humidity levels, dust and particulate issues, chemical off gassing, combustible gases and sewer gas issues, water intrusion leading to mold growth, bacterial issues as well as poor building design and maintenance. Our air testing results will reveal what occupants are breathing in.

Rural Property Inspection

Similar in many ways to an urban property, these properties can have additional items such as Septic Systems, Wells, Cisterns etc. This is why we work with some of the best companies to provide extensive inspection of your septic system that goes beyond the scope of what a Home Inspector can legally do.



Radon Testing

Long-term exposure to high concentrations of radon in homes has been responsible for thousands of deaths across Canada. In fact, radon gas is the second leading cause of lung cancer and kills over 3000 Canadians every year. Living in a house with high levels of radon gas has been compared to smoking a pack of cigarettes every day! If you suspect that your home may have high levels of radon, give us a call.

Sewer Scope

Recommended on homes 20 yrs or older (or newer if the client desires). Sewer scopes check the main drain line from the home to the city line for issues such as blockages, tree root damage, failed lines, cracks, shifts etc. As a sewer line can potentially be very expensive if an issue arises, these scopes are highly recommended. As the scopes are done by a third party company - Pro Drain Techs - they are able to provide the client with potential costs of any noted issues at the time of inspection


*an additional charge may apply if a toilet needs to be removed.

Water Sampling

(Add on for Rural Inspections)

A water sample is gathered and sent to a lab for testing to gather information on the water quality. These are recommended especially when a property uses a well system.


$85  per sample inclusive of GST, if done at same time as home inspections - prices increase if done separately

Septic Inspection

(Add on for Rural Inspections)

Generally performed by CJM Water & Septic (scheduling will be done by Emerald). Emerald Property Inspections can also perform these inspections depending on the level of inspection the client requires. These inspections almost always occur during a rural property inspection. As septic systems can potentially be very expensive, getting a septic inspection done at the time of inspection is very important. Fees vary from property to property and depend on items such as system type, travel distance etc.


$450 inclusive of GST, If done at same time as home inspections - prices increase if done separately. *Prices may be less depending on the time required for inspection and travel etc.

New Home and 12 Month Warranty Inspections

Although most builders operate to a high standard, issues do arise during the building process and after possession of the home. A New Home Inspection will help provide peace of mind that your new home has been built to the highest standards before possession.


A New Home Warranty Inspection is performed usually around 9-10 months after possession of a newly built home. Generally issues that are not home owner caused/related are the responsibility of the builder to repair/improve. For more information please call the office.
